LINCOLN, Neb. (DTN) -- A family ranch spanning nearly 88,000 acres of Texas and Oklahoma has hit the market as a real estate company set the asking price at $127.7 million.
The Freeman Family Ranches covers parts of the Texas and Oklahoma panhandles and includes the 46,355-acre Anchor D Ranch, the 31,931-acre Coldwater Ranch, along with the 9,661-acre Frisco Ranch.
According to Hall and Hall's listing, https://hallhall.com/…, the ranches feature diversified cattle and irrigated cropland operation, along with productive native grasses and established infrastructure designed to support livestock management.
The Anchor D Ranch is located about seven miles west of Guymon, Oklahoma, and includes about 120 acres of irrigated cropland with the Beaver River running through its central portion.
According to the American Quarter Horse Association, the Freeman family is a legacy breeder on the ranches.
The Anchor D Ranch is fenced and cross-fenced with a dependable water system, attractive live-water features and functional improvements. The property also includes good populations of whitetail deer, mule deer, elk, turkey, quail and dove.
The Coldwater Ranch, which is 19 miles east of Stratford, Texas, includes 530 acres of irrigated cropland and is bisected by Coldwater Creek. It has productive native grasses and good winter protection, according to Hall and Hall.
The ranch is fenced and cross-fenced for ease of management and includes what Hall and Hall said is excellent livestock infrastructure. The main shipping and working pens include concrete feed bunks pens for straightening out cattle.
Coldwater is surrounded by irrigated cropland with potential for irrigation development in the upland Plains portions.
The Frisco Ranch, east of Texhoma, Oklahoma, includes productive native grasses and four irrigated circles. The ranch also features a confined animal feeding operation-permitted feedyard with a capacity of about 9,000 head. The feedyard includes a steam flaker mill. Additional income is generated through wind energy royalties and a bitcoin mine lease.
"Collectively, the Freeman Family Ranches present a rare opportunity to acquire a well-managed, turnkey legacy landholding and ranching operation with both immediate productivity and long-term investment potential," Hall and Hall said in its listing.
In all, the property includes 1,230 acres of existing irrigated cropland, with the potential to develop several thousand irrigated acres on Coldwater Ranch.
